SCOPE OF WORK

The Work covered under this project consists of the furnishing of all superintendence, overhead, labour, materials, tools, equipment, insurance, fuel, transportation and all things necessary for and incidental to the satisfactory performance and completion of construction and renovation of Bridgeview Childcare Centre, located at 11475 126A St, Surrey, BC V3V 5G8, Surrey, British Columbia (the “Place of Work”) in strict accordance with the Specifications and accompanying Drawings and subject to all terms and conditions of the Contract.

The general components of the Work include:
• The Tenant Improvement of Bridgeview Community Center, into a Metis Family Services (MFS) licensed daycare while maintaining the community gym and commercial kitchen spaces.
• The community center is located in the Bridgeview Neighbourhood in Surrey. The daycare will offer childcare services to 48 children between ages 0-5 (Infant – 12 children, Toddler – 12 children, and 24 children in the 3-5 age group). Each classroom will be provided with a washroom and a kitchenette, and the Infant/Toddler childcare spaces include nap rooms.
• To balance operations for both the community center and the daycare, the tenant improvement includes dedicated staff and office spaces for the MFS as well as a point-of-sale office space for the Community Centre. New gender neutral and universal washrooms bring much needed improvements to the Community Centre and align with City of Surrey equity and diversity initiatives.
• In addition, the scope of work will include new electrical and mechanical systems to meet better energy performance and ASHRAE requirements as identified in the attached specification.
